Our moisture prevention approach:
Never use fiberglass insulation against basement walls in Massachusetts. It traps moisture and grows mold. We use rigid foam board (XPS or polyiso) directly against the concrete, then frame in front of it.
Massachusetts Building Code Requirements
Ceiling height: Minimum 7 feet of finished ceiling height in habitable rooms. Many older basements in Marlborough, Framingham, and Worcester are only 6'6" to 7'. Options: dig out the floor ($15,000 - $30,000), use thin-profile materials, or accept limited areas at full height.
Egress windows: Any basement bedroom MUST have an egress window (minimum 5.7 sq ft opening, max 44" sill height). Installation cost: $2,500 - $5,000 per window including well and drainage.
