Is It Time for a New Roof?
New England weather is hard on roofs — heavy snow, ice dams, summer heat, and Nor easters all take a toll. Catching a failing roof early saves you from interior water damage. Here are seven signs it is time to replace, not just patch.
1. Your Roof Is 20+ Years Old
Most asphalt shingle roofs in Massachusetts last 20–30 years. If yours is approaching that age, start planning — especially if neighbors with similar-age homes are replacing theirs.
2. Curling, Cracking, or Missing Shingles
Shingles that curl at the edges, crack, or blow off in storms can no longer shed water reliably. A few missing shingles can be repaired; widespread curling means the roof is near the end of its life.
3. Granules in the Gutters
Asphalt shingles shed their protective granules as they age. If you see piles of sand-like granules in the gutters or at the downspout, the shingles are wearing out.
4. Daylight or Sagging in the Attic
If you can see daylight through the roof deck or notice a sagging roofline, you may have structural or decking damage that needs immediate attention.
5. Persistent Leaks or Water Stains
Brown stains on ceilings, damp attic insulation, or recurring leaks — especially after every storm — signal the roof is no longer keeping water out.
6. Repeated Ice Dam Leaks

7. Damaged Flashing Around Chimneys and Skylights
Cracked or rusted flashing is a common leak point. Sometimes flashing can be replaced; if it is failing alongside aging shingles, replacement is the better value.
Repair or Replace?
If only one or two signs apply and the roof is relatively young, a repair may do. If several apply or the roof is 20+ years old, replacement is usually smarter.
