EPDM Rubber Roofs in Massachusetts

Many MA homes have flat or low-slope sections — porch roofs, additions, garage roofs, sun rooms. Standard shingles do not work below a 4/12 slope. The standard solutions are EPDM, TPO, or PVC membrane.

Here is when we recommend EPDM.

What EPDM Is

EPDM (Ethylene Propylene Diene Monomer) is synthetic rubber. Comes in large rolls (10', 20', 40' wide) so you can cover most residential flat sections with a single seamless sheet.

Lifespan in MA: 25-40 years depending on installation quality.

When We Recommend EPDM

When We Recommend TPO or PVC Instead

✅ Larger commercial-style installations ✅ Reflective white roof needed for energy efficiency ✅ Heavy foot traffic expected ✅ Chemical exposure (kitchen exhaust grease, etc.) ✅ Premium budget

What Good EPDM Installation Looks Like

Substrate prep: Smooth, clean, dry. Cover board over wood deck. Insulation if upgrading R-value.

Seam treatment: Modern EPDM uses primer + seam tape. Old-style glue-only seams fail at 10-15 years. Get the tape system.

Termination details: Drip edge on every exterior edge. Pipe boots on every penetration. Counter-flashing into the wall step flashings.

Adhesion: Fully adhered (glued to substrate) is best for MA wind exposure. Ballasted (gravel) is rare on residential.

Walking pads: If anyone needs to walk on it (HVAC service, satellite work), install walking pads at access points.

Common Failures We See

❌ Seam failure (old glue-only seams from 1990s-2000s) ❌ Pipe boot crack at the boot/membrane junction ❌ Improper drip edge causing water to wick under the membrane ❌ Punctures from foot traffic without walking pads ❌ Improper flashing at parapet or step wall

Most of these are repairable. Full EPDM failures usually mean substrate water damage.

How Long Does EPDM Last in MA?

20-25 years is typical. 30-40 years with proper installation and minimal foot traffic. The rubber itself does not degrade rapidly in our climate — failures are usually at seams or penetrations.

Maintenance

Inspect annually. Look for:

- Seam separation

  • Cracks at penetrations or transitions
  • Ponding water (pools that do not drain within 48 hours)
  • Punctures from branches or storms

    Small punctures and seam separations are repairable. Catch them early.
