James Hardie vs. Vinyl Siding in Massachusetts: A Long-Term Comparison

Fiber cement vs. vinyl in the New England climate — durability, fire rating, freeze-thaw behavior, maintenance, and curb appeal, by a contractor who installs both.

James Hardie vs. Vinyl Siding in Massachusetts

Two different products, two different price points, two very different long-term outcomes.

Here is what 18+ years of installing both in MA homes tells us.

Lifespan in Massachusetts Climate

Vinyl: 20–30 years. The plastic gradually becomes brittle from UV exposure and thermal cycling. By year 25, vinyl from the 2000s is cracking at the fastener heads.

James Hardie (fiber cement): 30–50+ years. The 30-year warranty is rarely tested because the product simply does not fail in our climate. Color warranty is 15 years (against fading).

Freeze-Thaw Performance

This is where MA homes punish materials hard. We see 100+ freeze-thaw cycles each winter.

Vinyl: Expands and contracts significantly. Improperly installed vinyl (nailed tight, not allowed to float) cracks at the fastener heads after a few winters.

James Hardie: Cement-based — basically immune. No measurable expansion. Survives even severe Berkshire winters indefinitely.

Fire Rating

Vinyl: Will burn. Drips molten plastic when exposed to flame. Class C or D fire rating.

James Hardie: Class A fire rating. Will not burn. Code-required in some MA towns for properties in wildland-urban interface.

Important for: detached garages, ADUs, homes near woods. Some insurance carriers discount fiber cement.

Wind Resistance

Vinyl: Pulls off in high wind. Re-attachment after storms is common in coastal MA (Cape, North Shore).

James Hardie: Mechanically attached with proper nails into framing. Rated to 130+ mph when correctly installed. Stays put through nor'easters.

Insects and Rot

Vinyl: Immune to both.

James Hardie: Immune to both. Cement does not feed insects or grow mold.

Cedar would lose to both. PT siding is in between.

Impact Resistance

Vinyl: Dents from baseballs, hail over 1.5". Replacement panels are needed.

James Hardie: Hard to dent or crack. Hail damage rare. When a panel does break, replacement is more involved (cutting in a new panel cleanly) — we have specialized tools.

Look and Feel

Vinyl: Plastic look up close. Plastic feel. Visible seams. Modern vinyl mimics wood grain but is not convincing on inspection.

James Hardie: Crisp shadow lines. Sharp definition. Looks like painted wood. Most architects spec Hardie for upscale projects.

For curb appeal: Hardie wins hands-down on traditional and farmhouse homes. Vinyl is acceptable on modest tract homes.

Maintenance

Vinyl: Wash annually. Replace cracked panels as needed. Color cannot be repainted (paint does not adhere to vinyl reliably).

James Hardie: Wash periodically. Repaint every 15-20 years (color warranty 15 years). Can also be re-stained.

Net: Hardie has higher long-term maintenance, but lasts 2× as long.

Real Resale Impact

In MA real estate:

Vinyl: Buyers do not subtract for it, but it is not a draw. On an upper-bracket home in MetroWest, vinyl looks "downmarket" and can slightly hurt comps.

James Hardie: Listed as a feature in MLS. Buyers value it. Real comp impact, especially in established neighborhoods (Wellesley, Weston, Concord, Lexington).

Climate-Specific Concerns in MA

Salt air (Cape, North Shore, South Shore): Hardie resists salt corrosion. Vinyl is fine but may discolor faster.

Heavy snow (MetroWest, Worcester County, Berkshires): Both handle snow. Hardie's heavier weight is not a concern when installed correctly.

Sun exposure (south-facing walls): Hardie color holds; vinyl fades. Dark vinyl colors on south-facing walls are visibly different after 10 years.

Historic districts (Brookline, Cambridge, parts of Concord): Many require painted wood or fiber cement. Vinyl prohibited.

  • DIY-friendly for future panel swaps

  • Long-term home you plan to stay in
  • Mid-to-upper value home in MetroWest
  • Historic neighborhood requirements
  • Insurance discount available
  • Want best curb appeal
