Spring Construction Starts in Massachusetts

Spring is when the MetroWest construction calendar fills up. Roofers, framers, deck builders are all booked solid from April through October.

If you want spring construction, you have to plan in winter.

Here is the timeline.

November-December (Winter Before Spring Project)

✅ Identify the project goals and scope ✅ Talk to 2-3 contractors for initial estimates ✅ Discuss design and material preferences ✅ Get a written estimate from your chosen contractor ✅ Lock in your contractor with a deposit if their schedule fills

For our schedule: by mid-December, our April-May calendar is usually 80% full. By January, May is also booked.

January-February

✅ Finalize design and material selections ✅ Submit permit applications (allow 2-4 weeks for review) ✅ Order long-lead-time items (custom windows, cabinetry, etc.) ✅ Set up project schedule with your contractor ✅ Schedule inspections proactively

March

✅ Final selections locked ✅ Permit in hand ✅ Materials arriving ✅ Schedule confirmed

April-October: Construction Season

Most projects.

November: Project Wrap-Up

Finishing details. Punch list. Final inspections.

Why Spring Books Out

- Pent-up demand from homeowners who put off winter work

  • Material lead times extending in busy season
  • Inspector schedules tighten
  • Trade subs (electricians, plumbers, HVAC) book out
  • Cabinet manufacturers ramp up to 6-8 week lead times

    What Slips Spring Projects

❌ Late material orders (cabinets, custom windows) ❌ Slow permit review (delays trickle through whole schedule) ❌ Indecision on selections (paint colors, finishes — small things hold projects) ❌ Surprises in older homes (asbestos, lead, knob-and-tube wiring) ❌ Bad weather in March (snow can push framing 2-3 weeks)

    Project Types and Optimal Start

Roof replacement: April-October. Avoid extreme heat or cold. Most contractors prefer May-September.

Siding: April-October. Caulks and adhesives need consistent temperature above 50°F.

Deck construction: April-October. Concrete footings need temperature above 40°F.

Framing additions: Year-round but rough framing is best April-November. Winter framing requires more weather protection.

Interior remodel (kitchen, bath): Year-round. Less weather-dependent.

Foundation work: April-November. Cannot pour concrete below 40°F.

Pool construction: April-October. Concrete and curing.
